Post-Planning Approval: We will prepare a detailed analysis based on unit type, plot size, floor area and construction cost. We will evaluate and prepare your Part V submission based on actual tendered or estimated construction cost. Professional advise relating to Design Fees, Planning Fees, Legal Fees, Homebond, Site Survey, Utility connection charges, and Development Contributions. Detailed Cost of Finance projections based on site acquisition costs, construction costs, all related attributable costs over the contract period.

Part V Agreement

We will submit the Part V proposal fully costed to the Local Authority for their assessment. We will engage in negotiations on your behalf to ensure the optimum Part V agreement on behalf of all parties.

Declan is a professional Chartered Surveyor with a vast experience of all aspects of the construction industry. His involvement in Part V appraisal started at the very beginning with the amendment to the Planning Development Act in 2000. The subsequent Urban Regeneration and Housing Act 2015 made several important amendments to Part V legislation to ensure greater transparency in the process. Prior to the 2015 amendments Part V did not apply to four or less housing units. The threshold was increased to nine units from 1st September 2015.

This practise was launched in 2014 with the ambition to provide specialist knowledge of the Planning and Development Act 2000 - Part V available to both Local Authorities and Construction Developers.

The Lookout, Harbour Road, Dalkey is a 94 unit apartment scheme set within the picturesque village of Dalkey, Co. Dublin.

Designed by Henry J. Lyons Architects, the development comprises a mix of one, two and three bedroom apartments distributed across two blocks overlooking Dalkey Island. The scheme is being built on the grounds of Charleville, a large building occupying a 1.77 acre site.

Sika Woods is a unique housing scheme of 47 houses designed by award winning Aughey O'Flaherty Architects. It is located adjacent to the picturesque village of Enniskerry, Co. Wicklow and the beautiful Powerscourt demesne.

Thornbrook is a beautifully designed housing scheme of 31 newly built three and four bedroom homes set on the grounds of the old Danish Embassy Kilbride Hill House on the exclusive Herbert Road, Bray, Co. Wicklow.
